RIM putting BlackBerry 10 test units in developers' hands in May

It's telling, perhaps, when a VP for your company uses the word "finally" while discussing plans to release test models for your upcoming mobile operating system -- but it's certainly a pretty accurate sentiment when dealing BlackBerry 10. Talking up RIM's plans to release up to 2,000 prototypes running the OS at the BlackBerry Jam conference in May, executive Alec Saunders had this to say: "It's tangible evidence of the company making progress to finally shipping the device." Barring any further setbacks, the operating system formerly known as BBX is set to hit before year's end.

[Thanks, Neil]

Right Recreational Sport | | Darkness Rising Against You

How do you know which recreational sport is right for you? Though this is a simple question, it may not have a simple answer. Before answering this question, it makes sense to define what a recreational sport is. In layman terms, a recreational sport is any sport activity or event that one engages in during leisure time. In other words, it is a sport activity or event performed primarily for entertainment and fun. Though in some cases there may be monetary rewards associated with recreational sport, it is not usually the main goal. Other reasons associated with participating in a recreational sport includes: fitness, health, socialization, competition and sport support among others.

There are several options of recreational sports available for all age categories ranging from indoor to outdoor. Making the decision on which choice to pursue can be a real challenge and this varies significantly from one person to the other. For former professional athletes, the decision may be easier especially if they continue participating in their particular former professional sports, only at recreational level. The big task of choosing the right recreational sport is however on beginners. In order to make the right choice(s) if you are a beginner, it is important to consider the following general guidelines:

1.Choose a sport that you understand and passionate about: Recreational sport in a way becomes part of your lifestyle and therefore needs to be entertaining and enjoyable. Choosing something that you don?t like or have no knowledge about can be frustrating even if your friends adore it. It only makes sense to pursue something that you know the rules and regulations of the sport or game. However, this does not mean one cannot learn a new sport or game, but it easier to do so if you love the sport.

2.Consider your goals and objectives: As mentioned above, there are different reasons that drive people into recreational sports. Choosing a sport that is in line with your goals, for example losing weight will only enrich the overall recreational experience. Some one looking for a recreational sport to aid in cutting down some extra body weight may benefit from running, jogging, walking, hiking or swimming among other high calorie burning sport activities as opposed to playing cards or video games. On the other hand somebody looking for a recreational sport that favors socialization may benefit from the latter.

3.Facilities, tools and equipment required: Different recreational sports may require different tools, facilities or equipment or in some cases may require none at all. These tools, facilities or equipment may also vary depending on the needs of every person. For example if you want to play golf for recreation, you will definitely have to purchase a golf club, balls and perhaps shoes. You will also need an available and accessible golf course to play. In some cases if you have more than one favorite recreational sport, you may have to choose what is more convenient based on availability of facilities. It makes more sense to go running at a nearby track especially if you get off work late in the evenings than having to drive for several miles to get to a golf course (i.e. if you like both golf and running).

4.Availability of time: Since a recreational sport is a pastime sport, choosing the right one may be dictated by how much free time is at one?s disposal. Some recreational sports are more time consuming than others. Additionally some of these sports must only be played outside. Where as some sports such as running, jogging, walking, playing tennis, playing basketball or swimming offers both indoor and outdoor options, some of them, for example playing golf, hiking, kayaking, surfing among other don?t. The more time one has, the more the options to choose from and the vice versa.

5.Seasonality: Though this may not be a big deal for people living along the equatorial climatic regions, it definitely affects people living in areas with winter and summer season. Some recreational sports such as those requiring snow may only be available during winter and only in some parts of the world. So if skiing is the only favorite recreational sport that one can participate in, it means there will be nothing to do for most of the year i.e. during the other seasons. When deciding on the right sport for recreation, it is advisable to have more than one option especially in a situation where one is affected by seasonal changes.

6.Number of participants required: Where as most recreational sports require participation of more than one person at one time, some can be pursued individually. If your schedule doesn?t allow group or team participation, choosing a sport that will enable you to participate alone is a good idea. Jogging, walking, swimming, biking and running are great examples.

As mentioned earlier, this is not an exhaustive list of guidelines, but it is only meant to give you an idea of how to pick the best sport that will make your recreational life a success. Remember the bottom line is fun and entertainment.

Car Loan Broker | Vehicle Finance - Car Loans

Posted on 23. Mar, 2012 by MVF in Car Loans, Vehicle Finance

4 Reasons You Need a Car Loan Broker

We all know that cars aren?t cheap and because of this, a car loan is going to probably be necessary. No matter what kind of loan you need, it?s out there, but the question is, ?How can I find one?? Whether you?re planning on purchasing a new car or a used one, here are some things to note when hunting for that car loan.

Compare: First and foremost, always compare your loans through a broker. A broker is a great option to consider since they are going to have all the resources imaginable. They are going to more than likely have hundreds of local and nationwide bank contacts that can give you the lowest rate possible. To save you time and the hassle of searching each individual bank, all you?ll have to do is give them some information and you will have car loan rates coming in within minutes.

Credit Report: If you haven?t done so already, it?s best to pull up your credit report. The reason that you?re going to want to pull up your credit report is because it?s going to give you a rather good indicator on how good your loan rates are going to be. If your score is rather low, plan on paying more in interest and fees. If your score is rather high, you can probably get one of the better rates on the market.

Fees: Before you ever sign a car loan contract, make sure that you have the broker explain to you what?s included in terms of fees. On top of interest rates, see what the other additional fees are, if there are any. A common fee that may be included is widely known as a processing fee.

Interest Rate: There has already been a huge emphasis placed on the interest rates and it?s important to note that the interest rate should be your biggest decision maker when applying for a loan. Interest rates are going to widely vary from bank to bank. These rates are going to be heavily based upon your car?s make and model, the credit score and even other minor things such as your income.

As you can see, there is a lot to absorb when applying for a car loan. With the help of a car loan broker, they are going to be looking out for your best interests. As long as you compare a few loans before making your decision, you can be assured you?ll get the best loan.

Hazards of bidding on multiple homes at once | Real Estate | South ...

REThink Real Estate

Tara-Nicholle Nelson
Inman News?

Q: I plan to buy a home next year. When I get approved for a loan, how long do I have to bid on a home? If I've narrowed down my search to three homes, can I place an offer on all three?

A: What I like about your question is that you sound like you'll be an assertive homebuyer, and one who is willing to ask questions, get educated and think beyond the norm in order to get your needs met. Frankly, you almost need to be willing to think creatively and be a vocal representative for your own interests in order to get your needs met on today's real estate market.

1. Understand applicable approval timelines. A typical home mortgage preapproval letter is issued on the condition that the loan approval is good for somewhere between 60 and 90 days; some lenders will even extend it as long as 120 days. That approval -- or an approval issued by the lender upon receipt of an actual contract -- will also include a quote of an interest rate, which will also expire after a certain amount of time, generally ranging anywhere from 30 to 60 days, although the rate lock can also go as long as 120 days, depending on the lender.

These timelines are not satisfied by simply making an offer on a home; you need to get into contract on a home, go through underwriting and have the loan funded, or actually close the deal within those time frames to keep them from expiring.

Caveat: If the properties you're considering are short sales, you might not get a response from the bank for months.

2. ...But don't be governed (read: rushed) by these timelines. Here's the thing: Nothing bad happens if you don't find or buy a home soon enough to meet those timelines! All that happens is your mortgage broker or banker will have to resubmit the application, something they're going to need to do anyway with a full set of updated financial documentation whenever you do get into contract. It's uber-quick, easy and free to get approved again, once you've done it the first time.

And when it comes to rate locks, they often are set to expire on a date that ends up falling right in the middle of an escrow period; some lenders will allow them to be extended for a relatively small fee. However, lately, interest rates have been on the decline, so that the going rate that kicks in when a lock expires can be even lower than the original rate quoted.

Many, many buyers on today's market have to make several offers on different homes over many months, sometimes going into and falling out of escrow because the home doesn't appraise at the purchase price or has problems that are revealed during property inspections. Additionally, short sales -- which make up 30 percent of the national listing inventory, but as much as 70 or 80 percent of the listings for sale in individual markets, like Chicago -- just plain old take a long, long time to close escrow. And that's not at all in the buyer's control.

As such, it's not at all unusual for it to take a year or more for a house hunter to close escrow on his or her new home.

This is why it's more important on today's market than it ever has been to keep your credit in great shape; to not make any large purchases or big career changes without first consulting with your mortgage pro; and continue saving (not depleting) your down payment and closing-cost fund between the time you first are approved for a home loan and the time you actually close escrow on a home.

What's critical is that you find a home that will work well for your household over the long run, is in acceptable condition for you and is affordable for your budget. I would say that these expiration timelines for your loan approval and interest rate should be given very little or no consideration in terms of making you feel rushed in finding or buying the right home for you.

3. Buyer beware of making offers on multiple homes at once. Legally and technically speaking, there is nothing that prohibits you from making offers on more than one home at once. However, except in the most dire of circumstances, I'd encourage you to take on one home at a time. In a normal market, you'd be able to make several offers, get answers to all within a day or so, and then make a decision, exercising your contingencies to back out of the properties you decide against.

However, on today's market, you might make an offer on a regular home (where no bank is involved) and get an answer back tomorrow. Then, another one of your three might be an REO (bank-owned property), where you get a response to your offer in 10 days' time. Then, the other property might be a short sale, on which you would not get an answer back for four months.

Additionally, REO listings might actually require you to turn over a real cashier's check, and may limit your ability to recoup your deposit money once a certain time period has elapsed.

So, while you and your agent might be able to keep track of everything, including all the timelines for your deposits and the actual deposit-money dollars, the more properties you get involved with, the more chance there is of a mix-up that ends up with you breaching a contract and/or losing your deposit money. And depending on the specific terms of the various contracts (banks often impose more burdensome terms and limit contingencies on buyers of REOs and short sales) these can be easier than you might think to run afoul of.

I'd suggest this: Pick the property you like the most and make an offer on it. If it's a regular sale, ask the sellers to respond within 24 hours, and let their agent know that the reason for the rush is because you have other properties you'd like to make offers on if you can't cut a deal.

If you do get into contract on a short sale and find yourself in monthslong limbo awaiting an answer from the sellers' bank, consider continuing to look at other properties. And perhaps even make an offer on one if you like it and its price just as much, and it is a nondistressed sale or a foreclosed home, both of which you can expect to get an answer from relatively quickly, in most cases.

The thing about cats and dogs and other pets we have | jane sleeps ...

The thing about having a cat or a dog or a combination of the two, or even a cow, is that they? always make me laugh.

I can wake up every single morning and know without a doubt that Chicken Little will make me laugh sometime throughout the day, usually more than once actually. Same with Betty when she was alive, same with Carl and Tossy and Pumpy and Big Man and Marnie and Graeme and Billy and every other pet I?ve ever owned. They all just have such quirky little personalities.

I never trust a person who says they don?t like cats because how can you not like a cat. Maybe they are intimidated by the personality of a cat. Maybe they know deep down that cats know they are dickheads. I?ve never met an animal with the same personality as another one. They?re all little individuals.

I think one of the reasons I stopped eating meat was because of a pet steer I had. His name was Brendan and I can?t remember how I ended up with him. Maybe his mother didn?t want him or he became separated from her but I bottle fed him and then he just started following me around. Every afternoon as soon as I got home from school I?d run to the paddock to see him and he?d run around after me and he had a real little personality. And when I thought about him, I couldn?t imagine eating him. He died one day when I was at school ? he was bitten by a brown snake. I remember coming home and my brother telling me; I was just devastated, he was such a sweet little guy. I remember running down to the paddock to see him lying there. I?ll have to dig out a photo of him. Alive that is.

Anyway, I?ve been sorting out my photos on the computer and I found these today. Just a few of the wonderful little personalities that I?ve had the pleasure of knowing over the years.

'Immigration Order' Comforts Latino Community

POSTED: 5:54 pm EDT March 22, 2012
UPDATED: 7:15 am EDT March 23, 2012

An executive order prohibits Baltimore City agencies from asking about a person's immigration status, the mayor told a gathering of the city's Latino community Thursday night.Mayor Stephanie Rawling-Blake presented her newly-signed executive order before a crowd that packed the Enoch-Pratt Library in southeast Baltimore. Rawlings-Blake answered questions about the order and listened to community members tell stories about their experiences with police officers. The executive order is meant to prevent city agencies, including the Police Department, from discriminating against residents based on race, ethnicity, sexual orientation and immigration status."Our Baltimore City police officers are not going to be asking citizens, residents about their immigration status," said Rawlings-Blake. "We're making sure that we're reaching out. We don't want residents in Baltimore to be fearful simply because of their status or perception of their status."Under the executive order, police are prohibited from questioning or apprehending a person solely for an actual or suspected violation of federal immigration law.The mayor signed the order a week after Baltimore was included in the federal government's Secure Communities program. The program calls for state correction facilities to share information and fingerprints with the FBI and immigration agencies.

Researchers show that early exposure to germs is a good thing

BOSTON, MAPrevious human studies have suggested that early life exposure to microbes (i.e., germs) is an important determinant of adulthood sensitivity to allergic and autoimmune diseases such as hay fever, asthma and inflammatory bowel disease.

This concept of exposing people to germs at an early age (i.e., childhood) to build immunity is known as the hygiene hypothesis.

Medical professionals have suggested that the hygiene hypothesis explains the global increase of allergic and autoimmune diseases in urban settings. It has also been suggested that the hypothesis explains the changes that have occurred in society and environmental exposures, such as giving antibiotics early in life.

However, neither biologic support nor a mechanistic basis for the hypothesis has been directly demonstrated. Until now.

Researchers at Brigham and Women's Hospital (BWH) have conducted a study that provides evidence supporting the hygiene hypothesis, as well as a potential mechanism by which it might occur.

The study will be published online in the journal Science on the Science Express Web site on March 22, 2012.

The researchers studied the immune system of mice lacking bacteria or any other microbes ("germ-free mice") and compared them to mice living in a normal environment with microbes.

They found that germ-free mice had exaggerated inflammation of the lungs and colon resembling asthma and colitis, respectively. This was caused by the hyperactivity of a unique class of T cells (immune cells) that had been previously linked to these disorders in both mice and humans.

Most importantly, the researchers discovered that exposing the germ-free mice to microbes during their first weeks of life, but not when exposed later in adult life, led to a normalized immune system and prevention of diseases.

Moreover, the protection provided by early-life exposure to microbes was long-lasting, as predicted by the hygiene hypothesis.

"These studies show the critical importance of proper immune conditioning by microbes during the earliest periods of life," said Richard Blumberg, MD, chief for the BWH Division of Gastroenterology, Hepatology and Endoscopy, and co-senior study author, in collaboration with Dennis Kasper, MD, director of BWH's Channing Laboratory and co-senior study author. "Also now knowing a potential mechanism will allow scientists to potentially identify the microbial factors important in determining protection from allergic and autoimmune diseases later in life."

In light of the findings, the researchers caution that further research is still needed in humans.

Stay one step ahead of the sheep ? Business Management Daily ...

Mark Twain and Jesus had it right when they said we all are sheep.

Business improvement guru and Good to Great author Jim Collins makes the same point in Great by Choice. There, he debunks some myths.

He thinks turbulent times do not call for bold and risk-loving leaders. Most of his leadership examples are risk-averse to the point of paranoia.

Bill Gates, for example, kept a picture of Henry Ford in his office as a reminder that even Ford stumbled later in life. And Intel co-founder Andy Grove, after his experiences fleeing the Holocaust, was always looking over his shoulder seeking out ?the black cloud in the silver lining.?

Neither does Collins overvalue innovation, pointing out that Southwest Airlines was a faithful copy of a failed pioneer, Pacific Southwest Airlines.

Lesson: You can lead without being a genius, as long as you?re one step ahead of the sheep.
