Every borrower?s situation is different. My goal is to provide various options/loan programs that are available to meet the borrower?s needs. When considering a refinance, the following are typical situations borrowers face:

Are you refinancing primarily to lower your rate and monthly payments? Your best option might be a low fixed-rate loan. Maybe you have a fixed-rate mortgage now with a higher rate, or maybe you have an ARM ? adjustable rate mortgage ? where the interest rate varies. Even if it?s low now, unlike your ARM, when you qualify for a fixed-rate mortgage you lock that low rate in for the life of your loan. This is especially a good idea if you don?t think you?ll be moving within the next five years or so. On the other hand, if you do see yourself moving within the next few years, an ARM with a low initial rate might be the best way to lower your monthly payment.

Are you refinancing primarily to cash out some home equity? Maybe you want to pay for home improvements, pay your child?s college tuition bill or possibly payoff other debt, e.g., credit cards, high interest rate loans, etc. Then you?ll want to qualify for a loan for more than the balance remaining on your current mortgage. If you?ve had your current mortgage for a number of years and/or have a mortgage whose interest rate is higher, you may be able to do this without increasing your monthly payment.

Do you want to build up home equity more quickly, and pay off your mortgage sooner? Consider refinancing with a shorter-term loan, such as a 15-year mortgage. Your payments will be higher than with a longer-term loan, but in exchange, you will pay substantially less interest and will build up equity more quickly. If you have had your current 30-year mortgage for a number of years and the loan balance is relatively low, you may be able to do this without increasing your monthly payment ? you may even be able to save!

Whatever the situation, the low interest rates we are currently seeing in the market place could provide an opportunity to save money, provide some liquidity (cash out) or payoff your home at a much faster pace.

Injured Brazilian goalkeeper to miss Olympics

CARDIFF, Wales (AP) - Brazil's starting goalkeeper Rafael has been ruled out of the men's Olympic squad after injuring his right elbow during practice just two days before the team's opening match.

Brazil team doctors said exams Tuesday showed the injury will keep Rafael on the sidelines for up to three weeks, ending his hopes of playing in the Olympics. Brazil will begin its quest for its first Olympic gold medal in soccer against Egypt on Thursday at the Millennium Stadium in Cardiff.

The 22-year-old Santos goalkeeper was injured Monday when he collided with a practice dummy as he reached for a high ball crossed into the penalty box.

He said he was able to continue practicing despite the initial pain but started to lose movement in the arm during the day, prompting doctors to conduct tests.

"It's hard to try to explain why things like this happen," Rafael said. "But I'd like to think that it all happens for a reason and I will overcome all of this in the end."

Rafael, touted to be Brazil's goalkeeper at the 2014 World Cup at home, broke his leg a few years ago just before making his professional debut with Santos, but eventually recovered to help lead the team to titles including the Brazilian Cup and the Copa Libertadores.

Neto, a 23-year-old reserve goalkeeper for Fiorentina, will be Brazil's starter during the Olympic tournament.

Since joining the Italian club early in 2011, Neto has played only three official matches, and will be making his national team debut when Brazil plays Egypt.

"I didn't play regularly during the season but I played some matches near the end, that helped me get into a good rhythm coming into the Olympics," Neto said. "I'm prepared and focused. I feel confident."

Recently signed 19-year-old AC Milan goalkeeper Gabriel, who was on coach Mano Menezes' standby list, has been drafted into the squad as the reserve goalkeeper. The Brazilian football federation said Atletico Mineiro goalkeeper Renan Ribeiro will take Gabriel's spot on standby.

The Olympic tournament is the only significant soccer competition Brazil hasn't won. The five-time World Cup champions won the Olympic silver in 1984 and 1988 and the bronze in 1996 and 2008.

There are high expectations this time as Brazil is one of the few teams bringing some of its top players for the Olympic tournament, which is played with under-23 squads plus three overage players. Among those in the team are Neymar, Thiago Silva, Marcelo, Oscar, Hulk, Lucas and Leandro Damiao, players who will also likely be in the World Cup squad in two years.

After playing Egypt, Brazil will face Belarus at Old Trafford on Sunday and New Zealand in Newcastle on Aug. 1.

A JUDGE in Britain has ordered Apple to post notices on its Web site and to take out newspaper ads declaring that Samsung did not infringe Apple design patents. The unusual decision was the latest twist in a global legal battle over patents between the two rivals in the smartphone and tablet businesses. It followed a Pyrrhic victory last week for Samsung, when the same judge, Colin Birss, rejected an Apple claim over tablet designs, saying consumers were unlikely to confuse Samsung?s Galaxy tablets with Apple?s iPad because the Galaxys were ?not as cool.? ? The phrasing raised eyebrows. ?It isn?t a bad thing if judges aren?t always buttoned up,? said Florian M?ller, a consultant in Augsburg, Germany, who blogs about patent issues. ?But the ?not as cool? thing is such a value judgment.? In the latest order, issued on Tuesday, Judge Birss told Apple to post a notice on its British Web site for six months to tell visitors Samsung did not violate its design patent. According to Bloomberg News, which said it had obtained a copy of the order from Samsung?s lawyers, the order requires Apple to take out advertisements to a similar effect in The Financial Times, The Daily Mail and several other British publications. In a statement, Samsung said, ?Should Apple continue to make excessive legal claims based on such generic designs, innovation in the industry could be harmed and consumer choice unduly limited.? Apple has said it will appeal the first decision. An Apple spokesman, Alan Hely, declined to comment on the latest one. While largely siding with Samsung, Judge Birss nonetheless turned down a request by Samsung for an injunction to bar Apple from saying that Samsung had infringed patents. In the United States, Apple has secured preliminary injunctions blocking Samsung from selling several of its devices. A jury trial is set to begin July 30 in San Jose, Calif. ? The companies have filed other claims and counterclaims against each other in countries including Australia, France, Germany, Japan, the Netherlands and South Korea. Apple said Samsung smartphones and tablets look, feel and operate too much like its iPhones and iPads, but Judge Birss disagreed. Samsung?s Galaxys, he said, are thinner than the iPad and ?do not have the same understated and extreme simplicity which is possessed by the Apple design,? according to Bloomberg. Appeals court upholds South Dakota abortion law's suicide advisory

(Reuters) - A federal appeals court on Tuesday upheld a South Dakota law requiring doctors to advise women seeking abortions that they face an increased risk of suicide after the procedure.

The 7-4 ruling by the full 8th Circuit Court of Appeals reversed a decision by a three-judge appellate panel in September 2011 that had ruled unconstitutional the suicide advisory provision in South Dakota's 2005 law.

The panel, which had upheld much of the law that set out what a pregnant woman should be told 24 hours before undergoing an abortion, had said a link between abortion and suicide was unproven and may not exist. South Dakota's governor and attorney general and two crisis pregnancy centers appealed.

The appeals court ruled on Tuesday that conclusive proof of a causation was not required and the suicide advisory was not misleading and was relevant to the patient's decision.

"Today's decision supports the Legislature's goal of encouraging women seeking an abortion to make informed and voluntary decisions," South Dakota Attorney General Marty Jackley said in a statement.

Planned Parenthood, the only abortion provider in South Dakota, was "extremely disappointed" by Tuesday's ruling, said Sarah Stoesz, president of Planned Parenthood Minnesota, North Dakota, South Dakota.

"This ruling by the 8th Circuit Court represents the greatest intrusion by the government into the patient-doctor relationship to date," Stoesz said in a statement.

Judge Raymond Gruender wrote in a 27-page opinion that a multitude of studies published in peer-reviewed medical journals have found an increased risk of suicide for women who had received abortions compared to women who gave birth, miscarried or never became pregnant.

"Various studies found this correlation to hold, even when controlling for the effects of other potential causal factors for suicide, including pre-existing depression, anxiety, suicide ideation, childhood sexual abuse, physical abuse, child neuroticism, and low self-esteem," Gruender wrote.

Four judges dissented from the decision on Tuesday, finding that the suicide advisory violates the patient's due process rights and violates a doctor's right against compelled speech.

"The most reliable evidence in the record shows that abortion does not have a causal relationship to the risk of suicide and that South Dakota's mandated advisory is not truthful, but actually misleading," Judge Diana Murphy wrote.

South Dakota has been at the center of some of the most bitter recent fights over abortion, which was legalized in 1973 by the U.S. Supreme Court in Roe v. Wade.

South Dakota was the first state to have what is sometimes called an informed consent law and has the most expansive law that has been imitated in part in other states including North Dakota, Missouri, Kansas and Indiana, according to the Guttmacher Institute, which studies reproductive health issues.

Jackley said Tuesday's ruling would provide guidance for challenges to South Dakota laws approved in 2011 and 2012.

South Dakota last year mandated the longest waiting period in the nation at 72 hours and a meeting at an anti-abortion counseling center before a woman could undergo the procedure, both challenged by Planned Parenthood.

Planned Parenthood had contended the suicide advisory imposes an undue burden on abortion rights and violates the free speech rights of the physician.

"That requirement really flies in the face of the science," Elizabeth Nash, public policy associate at the Guttmacher Institute, said on Tuesday of the suicide advisory.

Nash said extensive reviews, particularly by the American Psychological Association, have found no link between negative mental health outcomes and a single abortion for the average woman.

'Revolution' On NBC: Jon Favreau And Eric Kripke Preview 'Sweeping' New Drama

While much has been made of J.J. Abrams' involvement in NBC's "Revolution," yet another high-concept genre show, it's "Supernatural" creator Eric Kripke who developed the concept for this new post-apocalyptic adventure series -- and fans of The CW's demonic drama will be pleased to hear how much creative DNA the two shows share.

Kripke and co-executive producer Jon Favreau, along with stars Giancarlo Esposito, Billy Burke and Tracy Spiridakos, took the stage at the Television Critics Association Summer Press Tour to discuss the new drama, which divided opinion when HuffPost TV took a look at the pilots.

The series takes place 15 years after all forms of electricity have mysteriously ceased working, forcing the population of the U.S. to regress to an agrarian lifestyle, some keeping to themselves and living off the land, while others find themselves terrorized by local militia. Against this sweeping backdrop, a smaller, family-driven drama takes place, with Tracy Spiridakos' character travelling to find her estranged uncle (Billy Burke), to help rescue her brother from Giancarlo Esposito's menacing Captain Neville.

Though "Revolution" hasn't yet premiered, there's been some confusion as to what the "rules" of the show's universe are, especially in terms of using technology not powered by electricity. "Stay tuned for steam engines, is the short answer," Kripke joked. "It?s about electricity -- anything that throws a spark, any circuit that carries an electrical charge, that is the simple, clean rule, everything expands from that. Batteries and spark plugs and everything that comes from electricity [won't work]. We actually brought a physicist into the [writers'] offices and we pitched him the concept and our secret of why it all happened ... His face just lit up and he said, 'That?s absolutely possible!' So we did our homework and came up with something that?s actually plausible."

Will audiences see "Revolution" just after the blackout occurred ... 15 years before this story takes place? "We're gonna have flashbacks in every episode. We call them epi-pens of adrenaline, of what happened in those first days after the blackout and how people survived, what happened, how they made their way out of the cities, how they found food and water," Kripke said. "I think it?s effective in small doses. It?s very harrowing and very dark. It was important to me and Jon and J.J. to tell this story that isn?t about death but is about rebirth and hope and adventure. [The flashbacks tell] a story about society falling apart. We were interested in telling a story about society coming together."

Though audiences are admittedly wary of investing in heavily-serialized stories only to see them unceremoniously cancelled when the ratings aren't up to par, Kripke promised that he would avoid leaving audiences guessing. "I?m not a fan of endless mystery in storytelling ?- I like to know where the mythology?s going, I like to get there in an exciting, fast-paced way; enough that there?s a really clear, aggressive direction to where it?s going, to pay off mystery and reward the audience?s loyalty. You can answer the questions and ask new ones. I?m thrilled for the opportunity to have 22 episodes: that lets me reveal many different facets of these characters and make them into human, likeable, interesting people. Some elements of this show are serialized, but it?s not completely serialized, we?re populating a whole world and different towns that can have skirmishes with the militia and so forth. I like to tell stories that have beginnings, middles and ends."

Favreau agreed that audiences still have a tremendous appetite for serialized storytelling, thanks in large part to the example set by cable. "There?s always gonna be dumb stuff out there [on TV] but the audience is becoming increasingly sophisticated. But, saying that -- while there?s an underlying mystery, we still want to make it about the emotion and the characters ... so that people can miss a few weeks and jump in and still understand who the characters are."

Speaking of characters, Kripke took the time to address the female characters on "Revolution." "I think we have a fairly equal cast in terms of gender, and that was more just in reaction to 'Supernatural,' which only has two main characters and I wanted to do an ensemble with a large, sweeping cast," he said. "The real tonal touchstone for me was 'Lord of the Rings,' and that level of sprawling epic storytelling, but instead of set in a fantastical kingdom, we wanted it to be grounded in a strange, but strangely familiar America."

Spiridakos, who plays the leading role of Charlie, said she even does her own stunts. "I do kickboxing on my own," she said. "I?ve grown up with guys my whole life. The action part and the stunts part excites me and is really fun."

Esposito, who played the evil Gus Fring on "Breaking Bad," talked about playing the bad guy yet again as the head of the militia in "Revolution." "It?s delicious to play this bad guy ?- every new character, I try to create someone new. I like to create a bad guy and make him someone good, doing things for the right reasons. He?s the one step keeping everyone safe, without him there?d be anarchy. Is he as bad as you think he is? Wait and see. He does something for a group of people that he needs to help."

"Revolution" premieres Mon., Sept. 17 at 10 p.m. ET on NBC.
