It's in our genes: Why women outlive men

ScienceDaily (Aug. 2, 2012) ? Scientists are beginning to understand one of life's enduring mysteries -- why women live, on average, longer than men.

Published August 2 in Current Biology, research led by Monash University, describes how mutations to the DNA of the mitochondria can account for differences in the life expectancy of males and females. Mitochondria, which exist in almost all animal cells, are vital for life because they convert our food into the energy that powers the body.

Dr Damian Dowling and PhD student, Florencia Camus, both from the Monash School of Biological Sciences, worked with Dr David Clancy from Lancaster University to uncover differences in longevity and biological aging across male and female fruit flies that carried mitochondria of different origins. They found that genetic variation across these mitochondria were reliable predictors of life expectancy in males, but not in females.

Dr Dowling said the results point to numerous mutations within mitochondrial DNA that affect how long males live, and the speed at which they age.

"Intriguingly, these same mutations have no effects on patterns of aging in females. They only affect males," Dr Dowling said.

"All animals possess mitochondria, and the tendency for females to outlive males is common to many different species. Our results therefore suggest that the mitochondrial mutations we have uncovered will generally cause faster male aging across the animal kingdom."

The researchers said these mutations can be entirely attributed to a quirk in the way that mitochondrial genes are passed down from parents to offspring.

"While children receive copies of most of their genes from both their mothers and fathers, they only receive mitochondrial genes from their mothers. This means that evolution's quality control process, known as natural selection, only screens the quality of mitochondrial genes in mothers," Dr Dowling said.

"If a mitochondrial mutation occurs that harms fathers, but has no effect on mothers, this mutation will slip through the gaze of natural selection, unnoticed. Over thousands of generations, many such mutations have accumulated that harm only males, while leaving females unscathed."

The study builds on previous findings by Dr Dowling and his team that investigated the consequences of maternal inheritance of mitochondria in causing male infertility.

"Together, our research shows that the mitochondria are hotspots for mutations affecting male health. What we seek to do now is investigate the genetic mechanisms that males might arm themselves with to nullify the effects of these harmful mutations and remain healthy," Dr Dowling said.

Woz's surprise birthday bash ? and a product launch | VentureBeat

Fusion-io?s parties have gotten pretty good since Steve Wozniak, c0-founder of Apple, became the company?s chief scientist. Tonight, the company threw a surprise birthday bash for Woz at the fancy Yerba Buena Center for the Arts in San Francisco. Hundreds of party-goers yelled ?Surprise!? and sang ?Happy Birthday? to Woz, who thought he was going to a product launch.

In fact, he was going to a product launch. Fusion-io, after all, has a board of directors and it wouldn?t look kindly on the company squandering a bunch of money on a private birthday party. So the company slipped in a cool visual light show highlighting the launch of its Ion Data Accelerator software, which can improve the computing efficiency of the corporate data centers that keep the internet humming.

The new product is a switch for Fusion-io, which makes flash-memory cards for high-performance data center computers known as servers. Those memory cards speed up the performance of the computer by storing memory in fast caches populated by row upon row of flash memory chips.

But the Ion Data Accelerator is software turns servers into open computing platforms with shared acceleration devices for multiple applications or clusters. It shares the ioMemory in a system across servers or applications, and it produces quicker response times and the ability to handle traffic spikes when lots of users converge on a web site.

But back to the party. David Flynn, chief executive of Fusion-io (pictured above left), gave a toast to Woz for inspiring his team to do great things. Flynn presented Wozniak with a framed picture of his very own DNA, obtained a couple of months ago when Woz?s wife, Janet Wozniak, got him to swab his cheek. The artists then took the DNA sample, decoded it, and made a painting (pictured above) from it.

Woz said that he believes that hardware is cool, but software is what makes it valuable, and that was what Fusion-io?s product launch was all about. A big chubby engineering comic (pictured above) with geeky glasses popped out of a birthday cake. Then he proceeded to worship Woz because he appeared on Dancing With the Stars, making engineering nerds seem cool. The comic proceeded to pull a card trick and then flashed the answer to the crowd by pulling down his pants and bending over. (Yes, it was too much information).

<P>Beyoncé is one of the most thrilling multi-hyphenate superstars in the game, and now she's looking to pad her already-stacked r&#233;sum&#233; with another title: director. The pop diva is reportedly shopping a documentary feature about her life and career that she will star in, direct and produce.</P><P></p><div class="player-placeholder right" title="Beyoncé - &quot;Love on Top&quot;" id="vid:702484" width="415" height="255"></div><p></P><P>The Los Angeles Times reports that Beyonc&#233;'s agents at ICM are looking for distribution for a documentary focusing on her life and career that would blend performance footage with confessional interviews. A source close to the film, who was not authorized to talk about it publicly, revealed that 20 minutes of footage has been shown to prospective distributors.</P><P>Beyonc&#233; previously starred in, but did not direct, "Beyoncé: Year of 4," a reflective MTV documentary that chronicled the star's return to the studio to make her hit 2011 album <i>4</i> after taking a year off. Buy versus Rent ? Breakeven Analysis Methodology | Zillow Real ...

The decision to buy or rent is of interest to consumers, investors and other professionals in the real estate market. Most individuals at some point in their lives have or will encounter the decision of whether they should continue renting or instead buy a home. At the aggregate level, the rent versus buy decision of households gives us a sense of trends in home values in a particular area.

Historically, to make the buy versus rent decision, consumers and investors have been using the price-to-rent ratio. A lower ratio indicates that one is better off buying in that market instead of renting and a higher ratio indicates vice-versa. We have developed our own improved version of the price-to-rent ratio, which can be found here. Despite the improvement, our price-to-rent ratio is still not very meaningful to a potential buyer who is considering buying a home versus renting, because it does not include all the costs incurred when purchasing and owning a home. The price-to-rent ratio is probably at best a useful metric to an investor who is considering buying a property and renting it out. It gives investors an estimate of the number of years after which their property investment may become profitable[i]. However, the price-to-rent ratio does not inform potential buyers on how much it costs to own a home versus renting the same home at any given point in time.

Additionally, the price-to-rent ratio ignores appreciation of home values which makes the home purchase a profitable investment for the home owner after a certain number of years as opposed to renting the home. Hence, the number of years after which buying a house becomes financially beneficial compared to renting the house is a function of the number of years one plans to stay in the house and the price-to-rent ratio calculation does not take this into account.

We introduce a new approach to make the buy versus rent decision and compute a metric called the ?breakeven horizon?. The breakeven horizon is the number of years after which buying is more financially advantageous than renting (at the precise breakeven horizon one can be indifferent between buying and renting). We compute the breakeven horizon for each household by comparing the costs of owning a home versus renting a home at the end of each year for 30 years (since we assume the house is purchased using a 30 year fixed mortgage) by following the steps below-

  1. Obtain a random sample of homes for each city/metro depending on the level of aggregation.
  2. Compute the yearly costs of buying and owning a home.
  3. Compute the net costs of buying a home.
  4. Compute the costs of renting the same home.
  5. Compute the cumulative net costs of owning a home and costs of renting a home for all previous periods up until current year.
  6. Compute the difference between the net costs of owning a home and costs of renting a home.
  7. Calculate the breakeven horizon as the year when the difference is negative or zero, in other words, the number of years after which renting is more or equally expensive compared to buying a house.
  8. Compute the average and the median breakeven horizon for each city/metro using the household level breakeven numbers.

The next section describes the data used for the buy versus rent breakeven analysis.

Data

We use Zillow?s estimate of home value (Zestimate) and rental price (Rent Zestimate) for each home to compute the breakeven horizon at the property level for all homes in the United States by calculating the total costs of buying versus renting the same home. The analysis is done for all properties at the metro level for 224 metros and at the city level for 7846 cities. Only cities and metros with at least 100 properties are included in the breakeven analysis.

Net costs of buying a home

This section describes the data used to compute the net costs of buying a home. We assume that the home is purchased using a 30-year fixed mortgage with 20% down payment and a mortgage rate of 3.56%[ii]. To account for the appreciation of home values each year, we use the one-year-out Zillow Home Value Forecast (ZHVF) forecasts from April 2012 (capped at 5%) for properties located in the 30 largest metros for the first year and then for the subsequent 29 years we assume a constant rate of home appreciation of 2%. For all other metros, we assume a constant 2% rate of home value appreciation for 30 years. The closing costs for buyers are 3% of the estimated home value. We use the most recent amount paid in property taxes by the current home owners of each property[iii]. We assume owner?s insurance, maintenance and renovation costs to be 0.5% of the home value. The utilities cost is set to zero as it is the same irrespective of whether the property is owned or rented. We use a marginal tax rate of 25% which is approximately the average federal tax bracket as indicated by the National Bureau of Economic Research[iv] and this tax rate is used to compute the tax benefit accrued from writing off interest payments and property taxes. The opportunity cost of buying a house is the monetary returns one can gain by investing the cumulative yearly costs of owning a home in the financial market and we assume the rate of return on this investment to be 5% to calculate opportunity costs of buying a house. To compute the net costs of owning a home, we calculate the profit a homeowner could make by selling the home and by assuming selling costs to be 8% of the sale price; $500,000 in capital gains exclusion and capital gains tax rate of 15%. For properties that are condominiums, we include an additional cost of condominium fees of 1.2% of home value per annum. We inflate the maintenance, utility, renovation costs and condominium fees every year by assuming an initial inflation rate of 1% and 2.5% increase in inflation rate per year.

Net costs of renting a home

We use the Rent Zestimate and a rental appreciation rate of 3% per year[v] to compute the annual rental payment for each year for 30 years. Other rental costs include the rental deposit which is a month of rent, rental broker fee which is 1% of the annual rent and rental insurance which is 1.32% of the annual rental. Rental costs also incorporate rental opportunity cost which is the returns one can expect if the rental costs were invested in a financial market.

Methodology

We first start with a random sample of at least 100 homes and at most 3000 homes for each city/metro. To calculate the initial cost of buying a house, we first compute the down payment, purchasing cost and the amortization schedule which gives us the annual mortgage payments and interest payments for the next 30 years. We then add to this the yearly cost of owning a house which includes annual owners insurance, property taxes, maintenance cost, renovation cost and utility costs. We then evaluate the opportunity cost of owning a home which is the financial returns one can acquire by investing the initial and yearly costs. Since homeowners can write off the property taxes and interest payments we calculate the yearly tax benefit using the marginal tax rate. Finally, we compute the financial gains from owning a home which is the profit one could make by selling the home if the home value appreciates net of the mortgage balance, selling costs and the tax on the profit. We then compute the cumulative net costs of owning a home up until the current year. The net costs of owning a home in a particular year ?t? is given by (all amounts are yearly except those without the time subscripts)-

Cost of owning the home (t) =? The computation of the costs of renting a home is far simpler than that of owning a home ? we add up the rental deposit, rental broker fee, cumulative annual rental insurance, annual rental payments and opportunity costs of renting for all periods prior to a particular year ?t? as shown below-

Costs of renting the home (t) =We then calculate the difference between costs of owning and renting the home as follows-

Difference (t) = Cost of owning the home (t) ? Costs of renting the home (t)

The breakeven year is computed as the year ?t? when the Difference (t) is negative, that is, the cost of owning a home becomes cheaper than renting the home and hence, buying a home is more beneficial than renting from that year onwards. So if one wants to buy a home, they should plan to stay at least for as many years as indicated by the breakeven horizon for that home.

Zillow will publish the average and median breakeven numbers at the metro and city levels, and update these numbers each quarter.

When they click on the ad they visit your landing page. If they click though and buy, then you get your commission. Be careful with pay per click when you are learning. It can be very profitable but it?s also easy to lose a lot money with this method.

Making money online with affiliate marketing is achievable if you are willing to learn and can resist the temptation to keep buying new products. Find a good training program and commit to learning it thoroughly. Don?t try and do too many things at once. It tales time to earn money online but affiliate marketing is a very good way to get started.

Collaboration between PETA and surgeons modernizes trauma training in Egypt

In a landmark move, Egypt has completely ended the use of animals in its leading trauma training program, thanks to a donation of state-of-the-art TraumaMan human-patient simulators from PETA. The director of the Egyptian Life Support Training Center (ELSTC) in Cairo contacted PETA earlier this year to explain that participants in the Advanced Trauma Life Support (ATLS) course felt "very uncomfortable" with the animal laboratories, in which participants injured and cut open live goats, who were later killed. The director wanted to switch to modern simulation methods, such as Simulab's TraumaMan simulator. TraumaMan has been shown to teach these lifesaving skills better than cruel animal-based training, and it's in use in 95 percent of ATLS courses in the U.S. and Canada. Now, with PETA's donation, 100 percent of ATLS courses in Egypt use these simulators.

"No more animals will be used in ATLS training in Egypt," ELSTC Director Dr. Abdelhakim T. Elkholy wrote to PETA. Furthermore, because of the simulators' portability, Dr. Elkholy stated, "With the help of PETA, now ATLS can be spread to every part in Egypt."

"This donation will provide ATLS course participants in Egypt with the best lifesaving training available and save scores of goats from being mutilated and killed," says PETA Senior Vice President of Laboratory Investigations Kathy Guillermo. "PETA invites any ATLS training facility that has yet to switch to these modern simulators to contact us immediately for assistance."

NEW YORK (AP) ? Escalating commodity costs and ongoing weakness in Europe drove Kellogg's second-quarter net income down 12 percent Thursday. But adjusted results topped Wall Street's view and the food maker's one-two punch of breakfast goods and snacks gave a lift to revenue, driven by sales of Pop-Tarts and strength in North America.

Kellogg Co. has long been known to consumers for its morning wake-up foods like Frosted Flakes cereal and Eggo waffles. But the company is aggressively building its snacks business as well, with hopes that its recent $2.7 billion acquisition of Pringles from Procter & Gamble Co. will make it a global player in that market. The snacks division already includes Cheez-It, Keebler's Club crackers and Special K crackers.

With consumers busier than ever and worried about the economy and high unemployment, on-the-go foods like Pop-Tarts and Pringles potato snacks are proving popular because they are relatively inexpensive and easily portable foods.

Kellogg plans to concentrate plenty of effort on the Pringles business. President and CEO John Bryant said in an interview with The Associated Press that while Kellogg has had success with its snacks business in the U.S., the Pringles buyout will take it to the next level.

David Driscoll of Citi Investment Research said in a client note that the North American performance was better than he expected, but that results abroad were a bit of a disappointment.

"Kellogg still has problem areas, but its North American operations showed real improvement," he wrote.

Kellogg reaffirmed its full-year earnings outlook of $3.18 to $3.30 per share, which includes the anticipated effect of the Pringles buyout. Analysts expect $3.34 per share. Their estimates usually exclude one-time items.
